Why We (Secretly) Hope It Rains on Your Home Inspection

As a part of a thorough home inspection in Hilliard, Teresa checked the flow of water at the gutter to make sure that the downspouts on her clients’ home were functioning properly.

Often, our clients see a rainy forecast for their home inspection and think, “Oh no… what a bummer.” They picture soggy shoes, gray skies, and a miserable walk-through.

But if you’re working with Kenney & Co. to buy a house in Central Ohio, we’re usually doing a little secret happy dance.

Why? Because a perfectly sunny day can hide a lot of expensive secrets.

A rainy day, on the other hand, is the ultimate stress test for a home. It’s the one time the house is forced to show how it handles water in real-world conditions. And since water is responsible for many of the most costly home repairs, seeing how a property behaves during a storm can reveal valuable information for buyers.

When the clouds open up, we’re not complaining — we’re paying attention.

Our “Rainy Day” Inspection Checklist

When it’s raining during an inspection, here are some of the key things we’re watching for to help protect your investment:

The “Waterfall” Effect

Are the gutters doing their job — or are they overflowing?

During a rainy inspection, we’re able to see immediately whether rainwater is flowing properly through the gutters and downspouts or spilling over the edges instead.

If water is pouring over the sides, it can signal clogs, undersized gutters, poor drainage design, or a seam that needs repair. Over time, uncontrolled runoff like this can contribute to foundation issues or basement moisture if it isn’t addressed.

In fact, the video here shows exactly that scenario from a recent inspection. The gutter was overflowing during the rain - something that would have been impossible to spot on a sunny day. The good news? It turned out to be a simple repair at the seam on the edge of the gutter, and our buyers were able to request that it be fixed as part of the inspection remedies before closing.

That’s exactly why we welcome rainy inspection days: they reveal small issues while there’s still time to fix them.

Grading & Puddles

We’re also watching where the water goes once it hits the ground. Ideally, the yard should be graded so water moves away from the home’s foundation. If we see puddles forming near the house or water flowing toward the structure, that can indicate drainage problems that may need to be addressed.

The Attic “Tell”

A heavy rainstorm is the best way to confirm whether roof stains are old history or an active problem.

During an inspection, the attic often tells the story. If there’s an active leak, rain makes it obvious. No guessing required.

Window & Door Seals

Wind-driven rain is a great test for seals around windows and doors.

If those seals aren’t doing their job, moisture can sneak inside. That can lead to water damage, drafts, and higher energy bills.

Rainy conditions sometimes reveal issues that would never show up on a calm, sunny day.

Sump Pump Survival

In homes with basements, a rainy day is actually ideal for evaluating the sump pump system.

We want to hear that pump working and confirm that it’s capable of handling real water flow. It’s far better to confirm that the system works during inspection than to discover otherwise after a heavy storm.

Why This Matters for Buyers

A home inspection isn’t just a box to check before closing. It’s an opportunity to understand how the home performs.

Rain gives buyers valuable insight into:

  • Drainage and grading

  • Roof and gutter performance

  • Basement moisture risk

  • Window and door sealing

  • Sump pump function

In short, a rainy inspection helps us spot potential issues early, so buyers can make informed decisions or request repairs before closing.

A “bad” weather day is often the best day to confirm you’re making a rock-solid investment. Homes don’t live in perfect sunshine - they live through storms, too.
