One of our very favorite kinds of clients? First-time buyers who start planning early.
Over a year ago, Teresa met a wonderful couple who were thinking about buying a home sometime in the future. They weren’t ready yet, but they wanted to know what they should be doing to prepare.
We LOVE this. For first-time homebuyers in Central Ohio, starting early can make all the difference.
Step 1: Do the Homework
Teresa gave them a simple plan:
✔ Get finances in order
✔ Build savings
✔ Start exploring neighborhoods and home styles
And they took the assignment seriously.
They spent weekends visiting open houses, touring homes with Teresa, paying attention to what really resonated with them, and sharing candid feedback. Neighborhoods, layouts, finishes, and overall feel all became part of the learning process.
Every visit helped clarify what “home” would look like for them.
Step 2: From “Someday” to “Let’s Do This”
Shortly after the new year, they reached an exciting milestone. They were ready to move forward.
They connected with a lender and began the pre-approval process. Just like that, the search shifted from getting ideas to finding the one.
Step 3: A Surprise Find
One Sunday afternoon, Teresa met them to tour a home.
Before heading inside, she asked a familiar question: “Have you been to any open houses today?”
They had. And there was one they couldn’t stop thinking about. So they all went back together for another look.
It was a beautiful model home in a nearly completed community. The builder was ready to sell the model and move on to the next project.
That meant something special. Model homes are designed to showcase the builder’s best work. This one included:
Gorgeous finishes
Upgraded cabinets and appliances
Designer lighting
Premium carpet and fixtures
And more
The excitement was real.
Step 4: Fresh Eyes, a Smart Deal, and Closing Day
Even when a home feels perfect, Teresa always encourages buyers to pause and think it through.
They slept on it. Then Liz met them for a second walkthrough.
Fresh eyes confirmed what everyone suspected. They were in love. This was the one.
Their timing worked in their favor.
They discovered the home during a bitter winter cold snap, when many buyers chose to stay home. With fewer people out touring homes, there was less competition. Another smart move.
The team negotiated a fantastic deal with the builder, set a closing date, and completed the final walkthrough.
(Bonus: it was a rainy day. Our favorite time to see how a house performs in real conditions.)
Everything looked great.
