What the Data Says (and What It Means for Dublin)
Redistricting is emotional. Families understandably worry about what a boundary change could mean for their children’s friendships, opportunities, and daily routines. Those are deeply personal questions — and not ones a Realtor® can answer.
But there is one area where the research is clear — and where we do have expertise: property values.
New construction in Dublin neighborhoods has fueled rapid population growth — one of the main reasons Dublin City Schools is considering redistricting to balance enrollment.
📊 Here’s what the research shows:
Markets react early. Home values often shift in anticipation of boundary changes, not just after they’re final.
Impacts are modest. Homes reassigned to stronger schools can see ~6% gains; those moved elsewhere may see ~3–5% dips.
Effects on property values are short-lived. In strong districts, values stabilize as families adjust and the district’s reputation continues to drive demand.
Dublin is strong. Jerome, Coffman, and Scioto each have different strengths but consistently outperform many Central Ohio peers.
👉 Important to note: No final decision has been made. Dublin City Schools has released three draft maps, and the final plan is still under review.
