What the research says about property values

  • School quality matters. Families consistently pay more to live near higher-rated schools (Black, 1999; Kane, Riegg & Staiger, 2005).

  • Markets react early. In Fayette County, KY, values shifted before new boundaries even took effect — up ~6% when homes were reassigned to stronger schools, down ~3–5% when reassigned elsewhere.

  • Impacts are usually short-lived. Studies show temporary price swings stabilize as families adjust, especially in districts where schools are all considered strong.

  • Cautionary tales exist — but context matters. Shaker Heights, OH saw ~10% declines in the 1980s after disruptive reconfiguration with closures and long bus routes. That situation is not directly comparable to Dublin’s current balancing plan.

  • Dublin is resilient. When Jerome opened in the early 2000s and boundaries shifted, home demand in Dublin remained strong, with values continuing to climb.
