What’s Really Driving Dublin’s Real Estate Market: New Construction or Existing Homes?

If you’ve spent any time around Dublin lately, you’ve probably noticed new construction everywhere — from model homes continuing to pop up near Jerome to full neighborhoods rising seemingly overnight. But how much of that activity is really driving the local market? Are most buyers choosing brand-new builds, or do existing homes still lead the way?

At Kenney & Co., we dug into the numbers for homes in the Dublin Schools district to find out.

The Numbers Tell the Story

This side-by-side snapshot shows just how much existing home sales continue to drive buyer activity in Dublin — even as new-build inventory expands.

Right now, on the market:

  • 128 single-family homes for sale

  • 42 are new construction

  • 86 are existing homes

In the past 45 days:

  • 93 single-family homes sold

  • 10 were new construction

  • 83 were existing homes

That means about one-third of the homes currently for sale are new builds, but nearly nine out of ten homes that actually sold were existing homes.

What It Means

New homes are being added to the market faster than they’re selling, while existing homes continue to drive the majority of buyer activity. That’s not a criticism of new construction — in fact, buyers are drawn to the promise of modern layouts, energy efficiency, and the chance to choose every finish.

But it does highlight an imbalance: while new-home inventory is growing, most of the closed sales are happening in Dublin’s established neighborhoods. Those homes offer what new developments can’t always replicate right away — mature trees, walkable streets, and a deep sense of community.

For Dublin homeowners, that imbalance represents an opportunity. Demand for existing homes remains strong, and at the same time, the increase in new construction gives you more choices if you’re thinking about building your next home.
