As a longtime Muirfield Village resident and Realtor®, I’m often asked how the local real estate market is doing. The answer? It’s active, nuanced, and—if you know what to look for—full of opportunity.
Right now, 11 homes are either for sale or coming soon in Muirfield. These properties range from $495,000 to $5.6 million. While there are several homes listed under $750,000, the average asking price is just over $1.5 million. Square footage spans from a modest 1,650 sq ft to an estate-sized 14,666 sq ft, but most homes offer four bedrooms, give or take a bedroom or two.
What’s interesting is not just the variety—but the velocity. While one home has been on the market for over a year, most of the current listings have been available for an average of 62 days. And that’s where experience matters.
Because when you compare that to last month’s sales, the contrast is striking:

Even better? These homes were priced right. The average sale price came in within 1% of asking.
