Downsizing Done Right, Part 3: The Second Look & A Thoughtful First Step

The best moves aren’t rushed — they’re informed. This one was worth a second look.
When my client spotted a condo online that matched what she’d been searching for, she called me. She had spent months researching and exploring on her own, but she knew it was time to move from research to action — and she wanted a trusted advisor beside her as she did.
I set up a showing right away, and we toured the property together. My client loved what she saw, and I did too. As we walked through, I pointed out features that made this condo stand out — even compared to other units in the same community — the kind of value details my years in real estate have taught me to look for.
Excitement came first. Confidence needed a second look. She was getting closer to both.
Given the value of the condo and the pace of the market, we knew it made sense to move quickly — but not blindly. A second look is always smart before making an offer, and my client also wanted her daughter’s opinion. So I arranged another showing for the very next day.
The Quiet Work That Makes a Big Difference
That evening, while my client rested on her options, I went home and dug into the details to make sure she had clarity before making a decision. I reviewed:
✔ Comparable sales from the last 18 months
✔ Price, condition, and updates
✔ Condo association documents for anything that could cause trouble later
I also reached out directly to the listing agent. I wanted to understand the sellers’ priorities and establish rapport — so he knew my client had a Realtor® who is thorough, collaborative, and trustworthy.
None of this behind-the-scenes work is flashy, but it’s often what sets the stage for a successful offer. It gives my clients clarity, reduces surprises, and signals to the listing agent that they’re working with a professional who will make the process smooth from start to finish. That reassurance matters — especially when sellers are choosing between offers.
The Second Look: Confidence in Daylight
The right home should look even better the second time around.
The next day, we returned for the “second look.” Homes feel different in daylight, after a good night’s sleep, and with another trusted set of eyes. My client’s daughter — a former Realtor® — joined us, and we walked the condo again, with more information and fewer nerves.
Of course, it was emotional — but it was also informed. A thoughtful balance that allowed my client to move forward with confidence.
She didn’t just like the condo. She understood why it was the right one.
