It feels like the most important decision at the start of a move. Get this wrong, and everything else feels like it could unravel.
But after walking through this with many clients over the years, we’ve found something that surprises people.
The order isn’t the real decision. The real decision is how much risk you’re willing to take on, and where you want that risk to sit.
This question usually comes with a few others
When someone asks whether they should buy first or sell first, it’s usually part of a bigger conversation.
Questions like:
How do I avoid being stuck with two homes?
How do I make sure I have enough money for the next one?
What happens if I sell and can’t find something I love?
How do I keep this from becoming stressful or chaotic?
This isn’t just a logistics question. It’s a decision about timing, finances, and how much uncertainty you’re comfortable carrying along the way.
Why there isn’t one right answer
It would be nice if there were a clear, one-size-fits-all answer.
There isn’t.
Some people are in a position where selling first gives them clarity and control. Others have the flexibility or financial strength to buy first and take their time finding the right home.
Both paths can work beautifully.

When the right property finally comes along, the decision to buy first makes sense because their current home is likely to sell quickly. That flexibility allows them to move on their own timeline, even if it means navigating a short-term financing solution to bridge the gap.
In other situations, the priorities are completely different. A homeowner may need to sell in order to buy, and the bigger concern is avoiding pressure to make a quick decision on the next home. In those cases, timing, market conditions, and available inventory all play a role in shaping the strategy.
